The agreement
These terms are between you and [registered company name], [registered office address](“Varrado”, “we”, “us”). By creating an account, browsing as a guest or using Varrado in any way, you agree to them. If you do not, please do not use the service.
You must be 18 or over to use Varrado, and you must give us accurate details when you register.
What Varrado is — and is not
Varrado is a marketplace and a means of introduction. We publish listings, host 360° tours and carry the messages between the people interested in a property and the people offering it.
We are not the seller, the landlord, the letting or estate agent, or a party to any tenancy, sale or contract that comes out of an introduction made here. We do not value property, we do not survey it, we do not hold deposits and we do not give legal, financial or tax advice. Any agreement you reach is between you and the other side of it.
We check what we reasonably can, but we cannot guarantee that a listing is accurate, that a property is available, or that a person is who they say they are. Do your own checks before you pay anyone anything, and never send money to secure a property you have not seen and verified independently.
Your account
Your account is yours to look after. Keep your password to yourself, and tell us at legal@varrado.com if you think someone else has got into it. You are responsible for what happens under your account.
You may close your account at any time from Settings.
What you may not do
- post a listing for a property you have no right to offer, or invent one;
- misrepresent a property — its price, its size, its condition, its location, or photographs and tours that are not of it;
- harass, threaten, defraud or discriminate against anyone on the service;
- take listing content, photographs, tours or member details off Varrado by scraping, crawling or bulk export;
- use another person’s account, or create accounts to evade a suspension;
- send unsolicited advertising through the chat, or use messages for anything other than the property they are about;
- interfere with the service, its security or anyone else’s use of it.
We can remove content and suspend or close accounts that break these rules, and we will do so without much ceremony where safety is involved.
Listings, tours and the content you post
You keep ownership of everything you post — your photographs, your tours, your listing text, your reviews. By posting it you give us a licence to host it, display it and distribute it as part of running and promoting Varrado, including in link previews when a listing is shared. That licence lasts as long as the content is on Varrado, and it ends when you remove it, except for copies already shared elsewhere and copies we must keep by law.
You confirm that you have the right to post what you post, and that publishing it here breaks no one else’s rights.
If something on Varrado infringes your copyright, tell us at legal@varrado.com with enough detail to find it and we will act on it.
Viewings
A viewing booked through Varrado is an arrangement between you and the agent. We pass the request on, we show you both the time that was agreed, and we remind you of it. We do not attend, we do not supervise, and we are not responsible for a viewing that is cancelled, moved or not honoured.
Take the ordinary precautions you would take for any appointment with a stranger at a property: tell someone where you are going, and meet in daylight where you can.
Payments
Varrado is free to browse. Some things are paid for:
- Unlocking a 360° tour — a one-off purchase, attached to that listing and to your account.
- Varrado Premium — a recurring subscription for members, monthly or yearly.
- Agent subscriptions and boosts — recurring tiers and one-off promotion for agents.
Prices are shown before you buy and include tax where it applies. Subscriptions renew automatically at the end of each period at the then-current price until you cancel; cancelling stops the next renewal and leaves you with what you have paid for until that period ends. Where you bought through an app store, cancellation and refunds follow that store’s rules and are managed there.
A tour you have unlocked stays unlocked for as long as the listing is on Varrado. If an agent takes a listing down, the tour goes with it — tell us within 14 days and we will refund that purchase, because you did not get what you paid for.
Beyond that, purchases are non-refundable except where the law gives you a right to a refund, or where we have obviously got something wrong. Ask us; we would rather sort it out than argue about it.
Availability
We work to keep Varrado running, but we do not promise it will be uninterrupted or error-free. We may change, suspend or withdraw features, and we may stop offering the service entirely — with reasonable notice where we can give it.
Liability
Nothing here limits liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit.
Subject to that: Varrado is provided as it is, we are not liable for what other users do or fail to do, for the accuracy of what they post, or for any transaction, tenancy or purchase you enter into. We are not liable for indirect or consequential loss, or for lost profit or lost opportunity. Where we are liable, our total liability to you is limited to what you have paid us in the twelve months before the claim.
Ending it
You can stop using Varrado and delete your account at any time. We can suspend or close an account that breaks these terms, or where we must to protect other users or comply with the law. Ending the agreement does not undo purchases already made or obligations already incurred.
Changes
We may update these terms. When we do we change the date at the top, and we will tell you in the app before a material change takes effect. Continuing to use Varrado after that is how you accept the new version.
Law
These terms are governed by the law of [England and Wales], and its courts have jurisdiction. If you are a consumer, this does not take away the protections of the law where you live.
Before anything becomes a dispute, write to us. Most of what lands at legal@varrado.com is a misunderstanding we can fix the same week.
